Understand the contractual rules, fees, and procedures governing our mortgage intermediation services.
This document establishes the General Contracting Conditions (GCC) of SOLUCIONES HIPOTECARIAS, S.L. (hereinafter referred to as Hipotecas Plus). The GCC regulate the contractual relationship between Hipotecas Plus and the individuals or legal entities who sign the corresponding intermediation contract for the granting of credits or loans (hereinafter, THE CLIENTS).
If you are interested in the intermediation services offered by Hipotecas Plus, you have the right to receive a copy of the pre-contractual conditions on a durable medium prior to signing the intermediation contract. As a real estate credit intermediary, Hipotecas Plus is fully subject to Law 5/2019, of March 15, regulating real estate credit contracts.

Hipotecas Plus is an independent real estate credit intermediary. It is not tied to or linked with any specific financial institution, lender, or banking entity. We operate independently to offer loan contracts we deem most appropriate for the client, working with a wide range of lenders in the Spanish financial market.
Hipotecas Plus is registered as a Real Estate Credit Intermediary in the official registry of the Banco de España (Bank of Spain) under registration number D162, active since July 20, 2020.
In compliance with Article 36.1 of Law 5/2019, Hipotecas Plus maintains professional civil liability insurance to cover potential liabilities. This policy is contracted with SEGUROS CATALANA OCCIDENTE under policy number 8-10.408.949R.
Hipotecas Plus manages and operates the websites www.hipotecasplus.es and mortgagespain.eu. All rights and trademarks are reserved.
Hipotecas Plus has an internal department to resolve complaints. Clients can submit any dispute or complaint via email to clientes@hipotecasplus.es. All complaints will receive a response within a maximum period of two months. If unresolved, clients can file a complaint with the Consumer Arbitration Board of Catalonia or the Banco de España Customer Service.
For any disputes arising from the interpretation, execution, or validity of this contract, the parties submit to the jurisdiction of the Courts and Tribunals of the client's place of residence, or to the Consumer Arbitration Board of Catalonia (Junta Arbitral de Consum de Catalunya).
The fees payable by the client for the mortgage intermediation services will be a maximum of 10% of the total principal loan amount, with a billing minimum of ZERO EUROS. Intermediation fees are exempt from VAT under Article 20.One.18º of the Spanish VAT Law. This fee does not include external expenses (Notary, Land Registry, administrative gestoría, valuation fees, or mortgage taxes).
The client has the right to withdraw from the intermediation contract within a period of 14 calendar days from its signing, without justification and without penalty. To exercise this right, the client must notify Hipotecas Plus in writing via email to clientes@hipotecasplus.es or by postal mail to our registered office.
The contract may be terminated upon completion of the service, expiration of the agreed duration, mutual agreement, or by either party in case of non-compliance. Hipotecas Plus reserves the right to terminate the contract if it is impossible to find a suitable financial solution in the market.
All personal data is processed in compliance with the General Data Protection Regulation (GDPR) and Organic Law 3/2018 (LOPDGDD). Data is collected solely for the purpose of assessing credit profiles and securing mortgage contracts. You may exercise your rights of access, rectification, deletion, and portability at any time.
